House of Swamiraj has signed a ₹180 crore development agreement with Prakash CHS and Sargam CHS, two established housing societies in Thane. The premium residential project will come up on a 2,000 sq. mtr plot off Pokhran Road, Thane West. The agreement, signed in the presence of directors Jason Samuel, Ajay Kedare, Gordon Monteiro, and Rajesh Wayal, marks the group’s second major milestone in just three months.

Strategically located along one of Thane’s most sought-after residential corridors, the project will cater to rising demand for lifestyle-focused housing with modern design, premium amenities, and long-term value. The development reinforces House of Swamiraj’s vision of creating benchmark projects that benefit both homebuyers and investors.

Micro-markets such as Pokhran Road command even higher values, averaging around Rs. 20,700 per sq ft. Demand is also shifting strongly toward premium and luxury housing. In the first half of 2025, the premium segment, which includes homes priced above Rs. 1 crore, accounted for 62 percent of all real estate sales across India. This pricing and sales trend aligns closely with House of Swamiraj’s positioning of its new project as both aspirational and investment-smart.
